Our General Home Inspection
Mason Creek Home Inspections LLC’s standard service is geared mainly toward prospective homebuyers. Your home is a huge investment. More importantly, it’s where your family will live and thrive. You deserve to know all you can before you sign those closing documents.
Justin is InterNACHI certified and licensed Washington state home inspector: Washington Home Inspector License #1461. In accordance with the Washington State Standards of Practice, we conduct a non-invasive, visual inspection of the readily accessible areas and components of the following:
- Structure: exposed foundation, framing, stairs and other structural elements
- Exterior; including siding, trim, porches, decks, steps, balconies and handrails
- Roof; including shingles, flashing, gutters and downspouts
- Interior: condition of the floors, walls, ceilings, doors, steps, railings and more
- Insulation and ventilation, including vapor barriers in attic and/or crawlspace
- Plumbing system; including supply pipes, drain pipes, fixtures and hot water system
- Electrical system: electrical panel, visible wiring and connections, sub-panels, a representative number of switches and outlets, GFCI’s where recommended by current industry standard
- Readily accessible components of the HVAC system
- Fireplaces, dampers and hearths
- Attached garages and carports
- The site; including grading, vegetation, drainage, driveways, walkways and patios
Every home is different—and so is every client. You can expect Justin to spend time talking with you at the time of your inspection to give you an overview of his findings. He will also be available to answer any questions you have regarding your report once we’ve compiled and delivered it to you.
Additional and Specialized Home Inspection Options
Alongside our standard service, a general home inspection, we offer radon testing. Additionally, your needs may be better suited to one of our specialized property inspections.
Radon is a colorless, odorless gas that is heavier than air. It can come up from the ground and infiltrate your home, particularly in lower level rooms. It is a leading cause of lung cancer when present in high concentrations. Many areas around the Columbia River basin and southern Washington have high radon levels.
If we find dangerous radon levels in your home, there are steps you can take to reduce its presence. Testing involves digital monitoring of radon levels over at least a 48-hour period. This monitoring will usually not interrupt your daily routine. We highly recommend radon testing, for your family’s health and your peace of mind. Have your home tested today!
Thermal imaging cameras can provide insight on a host of different problems in a home that can’t be seen by the naked eye, such as energy loss, electrical faults, and moisture intrusion. Using this technology, we may be able to detect costly issues in your home that other inspectors may not see. Because thermal imaging helps us conduct a more thorough inspection, we include this service free of charge when the inspector believes there may be hidden defects that could be found with a thermal camera.
